Housing developers carrying out Cramlington works

Two housing developers will be starting roadworks in Cramlington this month which are set to last around five months.

The work, on behalf of Bellway Homes and Persimmon Homes, are in connection with the St Nicholas Manor housing development off the A1171 Crow Hall Lane and form part of their planning conditions. The works will be in three phases starting on Monday 18th July.

The highway improvement works include the complete remodelling and reconstruction of Station Road roundabout, installation of a further new roundabout, road widening and new footpaths for the housing development site.

The first phase will start on Crow Hall Lane with a full road closure from Nelson Village northbound to Nelson Roundabout. Traffic will be diverted via Station Road, Cumbrian Road and Northumbrian Road. This is expected to be complete by the 5th September.

Phase 2 (Station Road east and west) is expected to start on the 5th September with completion around the 31st October. On the west side, the road closure will be from Bassington Manor to Station Road roundabout and on the east from Station Road roundabout to the north entrance of Manor Walks, with local diversions in place.

Phase 3 (Westmorland Road and Crow Hall Lane) will follow from 31st October, with a road closure starting north from Nelson Village to Station Road roundabout then from Station Road roundabout to the service entrance to Westmorland Retail Park on Westmorland Way, with the phase completing around the 31st January 2023.

The contractors have been made aware of the busy trading period leading up to Christmas in Manor Walks shopping centre and discussions are ongoing to agree the period during which traffic will be free running through Station Road roundabout to minimise disruption during Christmas trading.

Discussions have already taken place with Arriva about impacts on bus services which they expect will be minimal and they will let people know of any service changes.
