Do I need planning permission?
This depends on what you want to do.
Some minor alterations and extensions, particularly to houses, can
often be carried out without the need for planning permission. Such
work is known as permitted development.
Permitted Development
however, often depends on whether your house has been extended
in the past. If previous extension or alteration have been
carried out on your house then it is likely that planning
permission will be needed for any subsequent alterations or
extensions.
Some alteration and extensions commonly require planning
permission even if you have had no previous extensions.
These include:
- A dormer window in the roof of your house
facing the road;
- A two storey extension;
- Putting up outbuildings and structures;
- Changes in the use of land or buildings.
To assist you to determine whether
or not planning permission is required for minor domestic works,

Most alterations to business premises do need planning
permission, including:
- All shop and office extensions;
- Alterations to shop fronts;
- External security shutters or grilles;
- Changes in the use of land or buildings.

You will also need planning permission in the following
situations:
- Work on a listed building;
- Work within a conservation area;
- Work on a protected tree or trees within a
conservation area;
- The display of advertisements;
- Development restricted by an article 4
directions.
